In building, extending or subdividing you must take into account, the requirements re building over the existing sewer mains on the site and the need to allow the Water Corporation access if they ever require it for repairs or replacement. The water corporation says you can build over the sewer line at 1st floor level but at ground level you must establish either a garden or removable paving for a 1.5 m width either side of the sewer line.

Another alternative is to relocate the sewer main to a position which suits your proposed building or subdivision so that it doesn’t impact on it. This will involve employing an engineer to work out costs and timing. (this is expensive)

Note also you will need to have a 10m setback from the river reserve. This is equivalent to approximately where No 36 has built their new home to. i.e. where the old tennis court finishes and the 17m drop to the river occurs. If subdivided then with a height restriction on the river block allowing a two storey home the street block will still get river views from its ground floor if you site your river block house a bit lower than the existing old tennis court.
