The population of Nedlands as at the 2021 ABS Census was 10,561 people, and this predominantly consists of families with and without children (88.6% of households). 74.8% of the Nedlands population work in professional/managerial occupations with Medical, Higher Education, Legal, and Hospitality as the top industries featured.  The median average weekly income is 62.21% higher than the national average.

 

History

Nedlands, Western Australia, emerged in the 1830s as European settlers arrived, transitioning from rural lands to a suburban haven. Named after the Scottish village of Nedlands, it experienced significant growth with the expansion of Perth's tram network in the early 1900s, attracting residential development that continued post-World War I as returning soldiers sought homes. Notably, the establishment of the University of Western Australia (UWA) in 1911 along the Swan River and the construction of Sir Charles Gairdner Hospital solidified Nedlands' reputation as a hub for education and healthcare.

 

Over time, Nedlands has maintained its status as an affluent residential area while embracing its historical significance. Nedlands showcases a captivating mix of housing, notably featuring charming Californian bungalows alongside modern residences. Recent rezoning by the government has led to more intense development of townhouses and apartments. Time will tell whether this will have a positive or adverse affect on these areas. In my opinion, the land either side of the railway line from Subiaco to Fremantle would have been a far better place for elevated parking and shopping and would be a more prudent solution for traffic flow.
